Registration and terms

You must be a Missouri resident to participate in the sale. You must also sign an affidavit that you do not have any delinquent taxes. No one can bid for you on your behalf. You will need to arrive a half hour early to pre-register.

MO caveats

A NOTICE FAILURE FORFEITS THE ENTIRE INVESTMENT, NOT JUST THE DEED. RSMo 140.405: "Failure of the purchaser to comply with this section shall result in such purchaser's loss of all interest in the real estate." Compliance means a title search report from a licensed attorney or title company, notice to the owner and every recorded lienholder at least ninety days before the deed may be taken, sent by both first class and certified mail, and an affidavit filed with the collector. Budget the title search and the mailings as certain costs of every Missouri position, and treat the ninety-day deadline as the hardest date in this file.
THE 10% IS A CEILING SET BY THE CERTIFICATE. § 140.340 pays "interest at the rate specified in such certificate, not to exceed ten percent annually", plus eight per cent on subsequent taxes the holder pays. The tier is the ceiling; read the certificate before assuming it.
SUBSEQUENT OFFERINGS ARE A DIFFERENT INSTRUMENT. A parcel unsold at its first offering is offered again, and the terms — price, redemption and the deed timetable — change with the offering number under § 140.250. Nothing in a listing necessarily says which offering it is, and this entry models a first-offering certificate.
ST. LOUIS CITY AND JACKSON COUNTY DO NOT USE THIS CHAPTER. They operate under chapter 141, the land tax collection act, which is a court-supervised process with different timing and a different deed. A parcel in either is not priced by this entry.

Parcels — ranked by assessed value over opening bid

No parcels published yet

The county has announced 179 parcels for this sale, but the parcel list itself has not been fetched yet — so there is nothing to rank here. Counties often publish it only days before the sale. Check back closer to Aug 24, 2026.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — RSMo 137.115(5)(1) assesses real property by subclass as a percentage of true value in money: residential 19%, agricultural and horticultural 12%, and utility, industrial, commercial and all other 32%. This entry uses the residential rate. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
