Notes

Florida dual-track county: (1) Tax Collector sells annual tax certificates (liens) for delinquent taxes. (2) Clerk of Circuit Court & Comptroller conducts tax deed auctions in person on the front steps of the historic Sumter County Courthouse, 215 E McCollum Ave, Bushnell — no online bidding platform found. Sales often Thursdays at 11:00 a.m. when scheduled (e.g. Aug 14, 2025 cycle documented). Opening bid covers taxes, interest, and costs; homestead rules can raise opening bid. Sold AS IS; no post-sale statutory owner redemption after tax deed issues.

Nothing left to show

Every parcel in this sale is hidden: 11 land-only. Land-only means no street address, a house number of zero, or a street with no number; withdrawn parcels are no longer on offer.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Florida assesses at just value, but Save Our Homes / Amendment 1 caps compress assessed below market on long-held homesteads. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
