MI caveats

Michigan's foreclosure judgment cuts off prior liens and the owner's interest, so title is comparatively clean — quiet title is often unnecessary.
Valuations here derive from a stale SEV, not comps. Treat the computed ARV as a starting point and override it with real comparable sales before bidding at the ceiling.
Rand v. Rand / Hall-era excess-proceeds rules mean former owners may claim surplus; this does not affect the buyer's title.

Nothing left to show

Every parcel in this sale is hidden: 1 land-only. Land-only means no street address, a house number of zero, or a street with no number; withdrawn parcels are no longer on offer.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — Michigan state equalized value is 50% of true cash value by constitution (Mich. Const. art. IX, § 3); taxable value may be lower still. The SEV published with these auction listings is taken from the delinquent tax year that was foreclosed upon, so it is typically several years stale — in a rising market it understates current value, and in a falling one it overstates it. Open a parcel to run the full max-bid analysis, which accounts for the assessment ratio, surviving liens, quiet title, and holding costs.
