Sheriff deed sale.
Terms of Sale: Foreclosure bids begin at a minimum of 2/3 the appraised value of the property. 10% of the bid amount is required the day of the sale by certified check or money order. The balance of the purchase price must be paid upon confirmation of the sale and issuance of the deed. PLEASE NOTE that failure or refusal to pay for real property after purchase at Sheriff’s sale will subject the buyer to punishment for contempt of court.
Larger counties run certificate (lien) sales, often via a private servicer; smaller counties more commonly go straight to a forfeited-land (deed) sale.
Inherited from Ohio rather than researched for Pike: type, redemption, returns, statute, notes.

Spread is not profit. It compares the opening bid to the county's assessed value, which is not market value — R.C. 5715.01: taxable value is the percentage of true value the tax commissioner sets by rule, capped at 35%. The rule has been at the 35% ceiling for decades and applies uniformly statewide, with no classification by property type and no county overrides.
