Liens that survive

Tax foreclosure/sheriff path after proper case generally cuts off junior private liens; federal liens can survive. Identify tax vs. mortgage sale type. Full title search mandatory on Ohio Valley inventory.

Quiet title

Confirmation helps; quiet title still common given older industrial housing stock and notice history.

Verify before you bid

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.

Your assumptions

After-repair value (ARV)

Override the derived estimate with real comps

Rehab budget

You cannot inspect before bidding — budget for the worst plausible condition

Known surviving liens

Municipal code enforcement, special assessments, federal tax liens

Target margin — 30%

Required profit as a share of ARV. 30% is a common floor for tax-sale flips.

How that number is built

Before you bid

Rehab is assumed to be $0. You cannot inspect these properties before bidding — budget for the worst plausible condition.
Surviving liens assumed $0. THE FIRST SALE HAS A MARKET-VALUE FLOOR, WHICH IS WHY MOST OHIO PARCELS SHOW NO BID ROOM. R.C. 5721.19(A) lets the court order a parcel sold "without appraisal, for not less than either of the following: (1) The fair market value of the parcel, as determined by the county auditor, plus the costs incurred in the foreclosure proceeding" — or the total of the finding plus costs. Where the court picks the first, the minimum bid is market value and there is no discount to win. A max bid below the opening bid is the statute working, not a data error.
Farmland enrolled in Ohio's CAUV programme is assessed on its current agricultural use value rather than market value (R.C. 5713.31), and the two differ by an order of magnitude on development-fringe land. Dividing a CAUV assessment by 0.35 returns roughly the agricultural value, not what the parcel would sell for — it understates, which is the safe direction, but it makes a genuinely valuable parcel look worthless. Most of the Ohio inventory sits in rural counties where enrolment is common, so check the auditor's record for a CAUV flag before accepting a low derived ARV.

AI risk brief

Reads this parcel against BelmontCounty's rules and flags what could go wrong — surviving liens, redemption exposure, title cost, and the facts we don't have. Takes about 35 seconds; the result is saved, so opening this lot again is instant.
