Legal description
LOT 42 R1 RM
Physical conditions that affect value and rarely appear on a listing.
Constant road noise from an arterial route. Frontage cuts residential appeal and can raise commercial appeal; which one depends on zoning.
Truck traffic and operating hours are the usual complaint.
Odour is prevailing-wind dependent and worst in summer.
Meaningful grade. Site work costs rise sharply and septic approval is not automatic.
364 of 1,538 units sit empty outside seasonal use. High vacancy is an exit-risk signal rather than a price signal — the question is whether there is a buyer at any price, not what the price is.
Official appraiser / assessor — free, always available. Copy the parcel number if the link opens a search page.

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.
Fayette County Tax Claim Bureau — Upset Sale ↗Where a line crosses a parcel there is usually a recorded easement restricting what can be built under it — check the deed, not the map.
Active freight track on a mainline. Noise, vibration and horn use at crossings — check where the nearest crossing is before assuming quiet.
Truck traffic and operating hours are the usual complaint.
Blasting schedules and heavy haulage on local roads.
Frontage or flood exposure depending on elevation and zone — read this next to the FEMA signal, not on its own.

Outside the 1% annual chance floodplain.
Ground elevation at the parcel. Compare with the FEMA base flood elevation where one is published.
Self-reported median across the whole tract — context for whether a number is plausible, not a comparable and never a bid input.
Tract median household income. Sets what a local buyer can finance.
Catchment is set by district boundary, not by distance.

A mapped public road runs along or beside the parcel.
Owner-occupied majority, which usually means a retail resale is possible.
© OpenStreetMap contributors (ODbL). Flood zones from FEMA, elevation from USGS, tract statistics from the US Census. Proximity is measured from the parcel’s recorded location, which for most parcels is an assessor centroid rather than a boundary — treat these as figures to verify on a site visit, not as survey distances.
