Liens that survive

Tax certificate is a priority lien, not ownership. Junior liens and federal tax liens require full analysis; no possession rights pre-foreclosure.

Quiet title

Marketable title requires completed tax foreclosure action; additional quiet title may be used for residual clouds.

Verify before you bid

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.

Not enough data

NJ is outside the states with verified statutory parameters. Costs and redemption terms are not modelled — treat any figure here as unverified.
The county published no assessed value for this parcel, no property provider returned a market estimate, and no comparable-sales figure has been entered. Enter a comparable-sales estimate below and every figure on this page recalculates — the engine needs one number, not a full appraisal.

Enter an after-repair value below and the ceiling will compute.
