Liens that survive

Proper judicial tax foreclosure can cut off junior private liens, but federal tax liens and process defects may survive. Always review the foreclosure judgment and title search for each parcel.

Quiet title

Title insurance often still requires quiet title or extended review after tax foreclosure deed depending on insurer and judgment quality.

Verify before you bid

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.

Your assumptions

After-repair value (ARV)

Override the derived estimate with real comps

Rehab budget

You cannot inspect before bidding — budget for the worst plausible condition

Known surviving liens

Municipal code enforcement, special assessments, federal tax liens

Target margin — 30%

Required profit as a share of ARV. 30% is a common floor for tax-sale flips.

How that number is built

Provider market estimate of $283,000. This is an as-is valuation, not an after-repair one — enter your own comparable-sales figure if the property needs work.

After-repair value: $283,000
Selling costs on exitassumed 8.0% of ARV — agent commission plus seller-side closing.: −$22,640

Quiet title (required)assumed Midpoint of the typical KS range ($1,800–$5,000, ~5 months).: −$3,400
Deed recording and transferassumed Typical KS recording and deed issuance cost.: −$250
Holding costs (14 months)assumed Taxes, insurance, and securing the property at ~$425/month.: −$5,943
Surviving liensassumed Assumed $0 — not verified. Municipal code-enforcement liens, special assessments, and federal tax liens can survive the sale.: −$0
Target profit (30% of ARV): −$84,900
Maximum bid: $165,867

Before you bid

Rehab is assumed to be $0. You cannot inspect these properties before bidding — budget for the worst plausible condition.
Surviving liens assumed $0. TWELVE MONTHS OF TITLE RISK AFTER THE SALE, AND IT PAYS NOTHING. K.S.A. 79-2804b allows an action to open, vacate, modify or set aside the judgment or order of sale within twelve months of confirmation. It is a defect window, not a redemption — the purchaser earns no penalty for waiting it out, so unlike a redeemable-deed state the wait is pure carry.
Kansas assesses by subclass and this entry assumes residential at 11.5%. Vacant lots at 12% are close enough not to matter. Commercial and industrial at 25% and the 'all other' residual at 30% are not: dividing by 0.115 overstates those by roughly 2.2x and 2.6x — the dangerous direction, and 'all other' is a residual that catches more than its name suggests. Agricultural land is assessed at 30% of agricultural income value rather than of market value at all, so a derived ARV there is meaningless. Check the subclass on the appraiser's record before bidding on anything that is not plainly a house or a vacant lot.
