Liens that survive

Upset Sale: purchaser assumes responsibility for surviving mortgages/judgments not included in upset price. Judicial Sale: free and clear of liens if parties properly notified. Federal tax liens need separate analysis.

Quiet title

Often used after Upset purchases; Judicial free-and-clear still benefits from underwriting and sometimes quiet title for resale.

Verify before you bid

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.
