Liens that survive

Tax foreclosure and county conveyance clear many private liens when properly completed; federal liens and easements can survive. HB 4056 surplus-proceeds rules apply.

Quiet title

Often recommended before resale/insurance on tax-title purchases.

Verify before you bid

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.

Before you bid

Rehab is assumed to be $0. You cannot inspect these properties before bidding — budget for the worst plausible condition.
Surviving liens assumed $0. THE ASSESSMENT RATIO IS AN OBSERVATION, NOT A LAW, AND IT MOVES EVERY YEAR. Oregon has no statutory ratio. The statewide figure went from 0.526 to 0.536 in one year because assessed values grew faster than market values, and it will move again when the Department of Revenue publishes the next report each summer. An asOf that has gone stale matters more here than in any other state in this file — elsewhere a stale date means a statute might have been amended, here it means the number is simply out of date.
Oregon county assessors publish BOTH a real market value and a Measure 50 assessed value for every parcel, and the ratio here converts the second into the first. If the figure captured for a parcel was already the real market value, dividing it by 0.536 inflates the property by about 1.9x — the single easiest way to get an Oregon number badly wrong, and it fails in the unsafe direction. Beyond that, 0.536 is a statewide aggregate and no individual parcel is the aggregate: a property that has not changed hands or been improved since 1995 sits far below it, while one recently built or partitioned is reassessed toward market and sits near 1.0. Treat a derived Oregon ARV as a starting point and check the assessor's own RMV, which is published.
OR has 3 counties on a different assessment ratio (41001, 41039, 41047). No FIPS was supplied, so the statewide ratio was used — pass `fips` if this parcel is in one of them.

AI risk brief

Reads this parcel against MarionCounty's rules and flags what could go wrong — surviving liens, redemption exposure, title cost, and the facts we don't have. Takes about 35 seconds; the result is saved, so opening this lot again is instant.
