Physical conditions that affect value and rarely appear on a listing.
Approach paths extend far beyond the runway itself — check which end the parcel is under.
Constant road noise from an arterial route. Frontage cuts residential appeal and can raise commercial appeal; which one depends on zoning.
Active freight track. Noise, vibration and horn use at crossings — check where the nearest crossing is before assuming quiet.
Odour is prevailing-wind dependent and worst in summer.
Meaningful grade. Site work costs rise sharply and septic approval is not automatic.
Official appraiser / assessor — free, always available. Copy the parcel number if the link opens a search page.

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.

Predominantly renter-occupied tract — the resale pool leans investor, which caps price at what the rent supports.

Ground elevation at the parcel. Compare with the FEMA base flood elevation where one is published.
93 of 747 units vacant year-round, around or below the national tract average.
Self-reported median across the whole tract — context for whether a number is plausible, not a comparable and never a bid input.
Tract median household income. Sets what a local buyer can finance.
A mapped public road runs along or beside the parcel.

Proximity is measured from the parcel’s recorded location, which for most parcels is an assessor centroid rather than a boundary — treat these as figures to verify on a site visit, not as survey distances.
