Liens that survive

County foreclosure auction deeds usually clear junior private liens if process complete; federal liens and city-specific charges need review. For city tax lien certificates, foreclosure is separate and certificate is not ownership.

Quiet title

Quiet title often used after tax-foreclosed deed purchase for marketable title in Hudson Valley markets.

Verify before you bid

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.

Your assumptions

After-repair value (ARV)

Override the derived estimate with real comps

Rehab budget

You cannot inspect before bidding — budget for the worst plausible condition

Known surviving liens

Municipal code enforcement, special assessments, federal tax liens

Target margin — 30%

Required profit as a share of ARV. 30% is a common floor for tax-sale flips.

How that number is built

Provider market estimate of $369,000. This is an as-is valuation, not an after-repair one — enter your own comparable-sales figure if the property needs work.

After-repair value: $369,000
Selling costs on exitassumed 8.0% of ARV — agent commission plus seller-side closing.: −$29,520
Rehabassumed No rehab budget entered — assumed $0. Tax-sale parcels are sold unseen and un-inspected; this is rarely correct.: −$0
Quiet title (required)assumed Midpoint of the typical NY range ($1,800–$5,000, ~5 months).: −$3,400
Deed recording and transferassumed Typical NY recording and deed issuance cost.: −$300
Holding costs (8 months)assumed Taxes, insurance, and securing the property at ~$554/month.: −$4,428
Surviving liensassumed Assumed $0 — not verified. Municipal code-enforcement liens, special assessments, and federal tax liens can survive the sale.: −$0
Target profit (30% of ARV): −$110,700
Maximum bid: $220,652

Before you bid

Rehab is assumed to be $0. You cannot inspect these properties before bidding — budget for the worst plausible condition.
Surviving liens assumed $0. THE ASSESSED VALUE IS NOT COMPARABLE ACROSS MUNICIPALITIES. More than 1,200 assessing units each set their own level of assessment, published annually by ORPTS as an equalization rate and a residential assessment ratio. This row assumes 100% as a deliberate floor, so a derived ARV in a low-assessing town is far too low. That is the safe direction, and it makes the derived figure useless as a valuation — get the municipality's rate or supply arvOverride.
DO NOT TRADE OFF A DERIVED ARV IN NEW YORK. Levels of assessment range from a few percent of market value to 100% across more than 1,200 assessing units, and this entry assumes 100% precisely because that is the end of the range that cannot cause an overbid. In a town assessing at 5%, a derived ARV understates the property twentyfold and the max bid will look absurdly low — that is the model refusing to guess, not the parcel being worthless. Look up the municipality's equalization rate or RAR, or supply arvOverride from comparable sales.
