Sale list only has parcel # and opening bid

The clerk published a thin list — not a PropStream-style property card. Max bid needs an after-repair value: enter comps below, open the county appraiser, or fetch details if a property API key is configured.

Liens that survive

Tax sale certificate is a lien senior to most private liens but does not wipe junior interests until foreclosure judgment and deed. Federal tax liens require careful analysis. No possessory rights before foreclosure.

Quiet title

Marketable title after tax foreclosure generally requires completed Superior Court foreclosure of the tax certificate.

Verify before you bid

This record was compiled from the published sale list. Parcels are pulled, redeemed, and re-priced up to the moment of sale. Confirm the lot is still in the sale, and confirm the opening bid, directly with the county.

Before you bid

NJ is outside the states with verified statutory parameters. Costs and redemption terms are not modelled — treat any figure here as unverified.
The county published no assessed value for this parcel, no property provider returned a market estimate, and no comparable-sales figure has been entered. Enter a comparable-sales estimate below and every figure on this page recalculates — the engine needs one number, not a full appraisal.

AI risk brief

Reads this parcel against PassaicCounty's rules and flags what could go wrong — surviving liens, redemption exposure, title cost, and the facts we don't have. Takes about 35 seconds; the result is saved, so opening this lot again is instant.
